MSF Property Fund invests in commercial and industrial property (predominant form of investment), fixed interest bonds and cash. There are no mortgages on the properties as the Fund (whilst permitted under the Deed) does not employ mortgage debt. As our buildings are debt free this creates strong cash flows which assist in above average returns.

Investing in MSF Property Fund is akin to a investing in ‘a property partnership'. You will own a small portion of each of our buildings. Profits are kept in the fund to the benefit of its members.

This Fund has performed consistently since inception resulting in an average compounded rate of return after tax and all fees for the past 39 year period of 8.94%.

To grow contributor's savings with the aim that these savings have kept pace with, or exceeded inflation.

Our investment strategy

Invest for the long term, preferably without resorting to debt financing.
Purchase sound buildings in desirable locations with good long term tenants.

Diversification

Diversification is a powerful antidote to uncertainly. That is why our approach is careful meaningful, measured diversification across asset classes to give our contributors the best insurance against uncertainly.

Income

During uncertain times it becomes a great deal more tolerable if your investment is paying a dividend. As our buildings are mortgage free – we have strong cash flows.
